Bengaluru and Delhi-NCR together account for more than 50% of the country’s total Artificial Intelligence-related job openings, according to an analysis by CBRE Research. The findings, based on a comprehensive study of over 64,500* active job listings on top job platform Naukri.com as of December 2025, reveal that Bengaluru is the primary hub for the technology’s evolution, commanding a 25.4% share of the total AI-related jobs. It is followed closely by Delhi-NCR with a share of 24.8%.

The findings show that Mumbai, also known as the financial capital of the country, takes the third spot among major cities with a share of 19.2%. Together, these three cities collectively account for nearly 70% of all AI-related job openings in the country.

The concentration of the demand reflects the country’s growing AI maturity and the strategic importance of talent hubs in shaping the future of innovation and business transformation.

This demand surge is mirrored by record-breaking performance in the physical office market. According to the CBRE India Office Figures 2025, Bengaluru is the country’s top commercial hub, leading the office absorption in 2025 with a 26% share. It is followed by Mumbai with a share of 18% and Delhi-NCR at 17%. Notably, 2025 was a record-breaking year for the Indian office sector, which saw total leasing activity hit an all-time high of 82.6 million sq. ft.

“AI has transitioned from a buzzword to a crucial peg in India’s broader economic and infrastructure growth story,” said Mr. Anshuman Magazine, Chairman & CEO – India, South-East Asia, and MEA, CBRE. “The rising demand of AI professionals is not just a job trend but a fundamental shift in how global enterprises view India — as a hub for end-to-end innovation rather than just service delivery. This evolution is set to redefine the country’s economic landscape and its position in the global digital value chain.”

Bengaluru’s leadership in AI hiring is intrinsically linked to its status as the Global Capability Centre (GCC) capital of India. In 2025, the city captured more than one-third of the country’s total GCC leasing activity. Delhi-NCR, unlike hubs focused solely on IT, sees strong AI demand from a mix of consulting, fintech, healthcare, and public-sector initiatives.

Further CBRE Research found out that the top three key domains for AI roles currently include: Engineering (Software & Quality Assurance), Data Science & Analytics, and Customer Success, Service & Operations.

While Engineering remains the foundation, the rise of operational roles, particularly in Bengaluru and Mumbai, indicates that AI is now driving real-time business interactions and front-end efficiency. As the technology becomes more integrated into front-end functions, the demand for premium, sustainable office environments is expected to increase, with a preference for “experience-heavy” designs that foster innovation and provide the operational resilience required by advanced digital functions.

In Delhi-NCR, AI postings remain most prevalent in Data Science & Analytics domain. Although currently limited, CBRE expects AI-related demand in Marketing & Communication, and Consulting to expand as applications become more sophisticated and integrated.
